Big Lots Mean Big Pours

Sunnyvale is a different kind of job for concrete contractors than the denser cities around it. It is the easternmost city that sits entirely inside Dallas County, along Lake Ray Hubbard, and it covers almost 17 square miles with fewer than 8,000 residents in 2020. When the town incorporated in 1953, its rules allowed only single-family homes on one-acre lots. That history still shows in long driveways, wide side yards and room for shops and pools.

Where the town came from

Sunnyvale formed in 1953 when four small communities, Hatterville, New Hope, Long Creek and Tripp, merged under one name. Long Creek Cemetery has a first recorded burial dated October 2, 1855, and Tripp First Baptist Church was built in 1882, so the area has been settled for a long time. Growth came later and fast: the population was 5,130 in 2010 and 7,893 in 2020, a jump of almost 54 percent.

With that much recent growth on large parcels, a lot of Sunnyvale concrete is young enough to add onto rather than replace.

What larger lots ask of concrete

Long driveways. A driveway that runs a few hundred feet from the road behaves differently from a short suburban drive. It crosses more changes in soil and grade, and it carries delivery trucks, trailers and sometimes RVs. We look at the whole run, add reinforcement for heavier loads, and plan joints and drainage along the length so water does not pond in low spots.

Shop and barn slabs. A detached shop needs a slab that is flat, thick enough for the equipment, and protected from moisture coming up from below. We place a vapor barrier where the building will be enclosed, use rebar on a grid, and thicken the edges where walls will sit.

Outdoor living. A large lot leaves room for a big patio, an outdoor kitchen pad or a stamped walkway out to a pool. We size and pour these as one plan so the slabs line up and drain together.

Clay soil, open ground

Sunnyvale sits in the Blackland Prairie, whose dark clay swells when it is wet and shrinks and cracks when it dries. On open lots with few trees, the ground dries out hard in summer and soaks up spring rain fast. That swing is what heaves and cracks slabs. We counter it with careful base work, rebar placed at the center of the slab, correct joint spacing and a grade that sends water away from the concrete.

Storms on the record

On December 26, 2015, an EF4 tornado damaged the Plantation RV park in Sunnyvale before moving into Garland and Rowlett. Wind rarely breaks a well-built slab, but debris, heavy equipment and uprooted trees during cleanup can crack driveways and walkways. If yours was damaged during repairs and never fully fixed, we can assess what needs to come out and what can stay.

Pool decks on large lots

Big lots leave room for pools set well away from the house, which means longer walks and larger decks. A pool deck has to handle splash water, chemicals and bare feet. We use a textured, slip-resistant finish, keep an expansion joint at the coping, and slope the deck away from the pool so dirty runoff stays out of the water. Stamped and colored decks are an option if you want a stone look.

Getting trucks to the back of an acre

A one-acre lot can put the pour site a long way from the street. Ready-mix trucks are heavy, and a loaded one crossing a lawn after rain can leave ruts and crush irrigation lines. During the estimate we walk the route, look for septic fields and soft spots, and decide whether the truck can back in, whether a pump is needed, or whether the pour should be split into sections. We also check with the Town of Sunnyvale about permits before we schedule.

Sunnyvale Notes for Concrete Projects

  • One-acre lots. At incorporation in 1953 the town allowed only single-family houses on one-acre lots, which shaped its spread-out layout.
  • Fast recent growth. Population climbed from 5,130 in 2010 to 7,893 in 2020, an increase of about 53.9 percent.
  • Lakeside, all in Dallas County. Sunnyvale lies along Lake Ray Hubbard and is the easternmost city completely within Dallas County, at about 16.8 square miles.
  • 2015 tornado. An EF4 tornado damaged the Plantation RV park on December 26, 2015, before moving north into Garland and Rowlett.

Sunnyvale Questions

How thick should a long driveway be for trailers and RVs in Sunnyvale?

Standard car traffic is fine on a typical residential driveway, but trailers and RVs call for thicker concrete and more reinforcement, especially where they turn and park. We size it to the heaviest vehicle you plan to use.

Can you pour a slab for a detached shop on my lot?

Yes. We build a compacted base, place a vapor barrier under enclosed areas, set a rebar grid and thicken the edges where walls will bear.

Can ready-mix trucks reach the back of a large lot?

Often they can, but we plan the route first. If a truck cannot get close without damaging the yard, we use a pump or another placement method.
